New Security Gate Closure

Effective May 15, 2003, the gate will normally be closed at all times, 24 hours per day; 7 days per week. This policy has been established by the Property Owners' Association Board of Directors in response to the requests by many members. There has also been theft and vandalism at construction sites and contractors and others trespassing at our parks.

It remains the responsibility of each individual property owner using the services of contractors (this term includes builders, contractors, sub-contractors, delivery [see below ref. routine deliveries] and all associated personnel, etc.), to inform them of the proper operation of the security gate (as outlined below) for access to River Ridge Ranch. These procedures are especially important to any property owner beginning, or in process of, home construction, repair, or property preparation, etc.

A separate gate code has been provided for contractor use, though it is subject to change in the future. This code should be entered into the keypad outside the gate. There will be a "beep" response and the gate will open. The vehicle should then be promptly driven through the open gate. The gate will automatically close.

If a contractor has any difficulty getting access to River Ridge Ranch, the contractor should call his prime contractor (builder) or the property owner. (NOTE: They are not to call people already living at RRR, as they will not know if the person calling them has a valid reason for entry). The property owners should provide their own telephone number to their contractors to use in case of emergency. The prime contractor or property owner will provide access if warranted. Only the issued contractor code should be provided to contractors.

The Gate committee will assign and issue codes to emergency organizations such as Fire and Police, and to routine delivery organizations, such as USPS, FEDEX, UPS, and newspapers.

Any contractor who interferes with or abuses the gate, or attempts to, in any way, or allows anyone working for them to do so will be held legally responsible for their actions. This interference includes, but is not limited to, attempting to affect the position of or operation of the gate, while in motion or not.

Contractors may directly access the property on which they are working by the paved roads of RRR, but may not trespass on any other property, including the RRR parks and trails.
